What is APVM?

What does AI Property Value Monitor mean?

It's the full meaning behind the APVM name — software that helps you monitor and understand your property's value and appraisal information, not a security or surveillance product.

Is APVM a property-tax consultant?

No. APVM is self-service software, not a consultant. It does not act on your behalf before your appraisal district.

Is APVM a law firm or government agency?

No. APVM is neither a law firm nor a government agency, and it is not your appraisal district.

APVM Address Navigator™ helps determine the applicable property geography and appraisal jurisdiction used by APVM so you can begin on the correct jurisdictional path.

It helps APVM connect your property to the appropriate jurisdictional information without requiring you to figure out the government structure on your own.

What is APVM Submission Navigator™?

APVM Submission Navigator™ helps identify the applicable official submission process, verified destination, requirements, and guidance for your property and case.

After your applicable APVM protest package is prepared and made available to you, Submission Navigator™ helps explain where and how to proceed. APVM guides you to the applicable official destination; you remain in control of the submission.

Do I have to pay extra for Submission Navigator™?

No. Submission Navigator™ is included with applicable APVM access. There is no separate Submission Navigator™ purchase or add-on fee.

How does the Property Tax Calculator work?

The Property Tax Calculator provides an estimate using the information entered and helps illustrate how a change in property value may affect estimated property taxes.

It is an informational planning tool. Actual taxes and potential savings can depend on tax rates, exemptions, taxable value, taxing jurisdictions, and other factors.

Calculator results are estimates and are not a guarantee of tax savings.

Does APVM protest my property taxes for me?

No. APVM helps you understand the process and prepare your own protest — you review and submit it through your appraisal district's own process.

Can APVM guarantee a lower appraisal?

No. No outcome can be guaranteed. APVM helps you organize information and evidence — the decision belongs to your appraisal district.

What information will I need?

Generally your property's address, your appraisal notice, and any evidence you'd like to include, such as photos or comparable properties.

How do comparable properties help?

Reviewing nearby, relevant properties can help you understand how your property compares — you decide which, if any, to include.

Does APVM support evidence organization?

Yes. APVM helps you gather and organize documents and photos that support your position.

Can APVM help with affidavit/submission guidance?

Where your jurisdiction's current workflow calls for it, APVM presents the applicable guidance for your case.

Protest Timing & Preparation

What is the deadline to file a property-tax protest in Texas?

For most protests, the usual deadline is May 15 or the applicable 30-day deadline associated with the notice of appraised value, whichever is later. Special circumstances can have different deadlines.

Always check your Notice of Appraised Value and the applicable appraisal district or Appraisal Review Board instructions for the deadline that applies to your property and protest.

Can I start preparing before my Notice of Appraised Value arrives?

Yes. You do not have to wait until your Notice of Appraised Value arrives to begin organizing your property information and preparing for appraisal season.

APVM is designed to help homeowners understand their property information and become better prepared before the time-sensitive protest period begins.

Receiving your official notice remains important because it provides information relevant to your appraisal and applicable protest deadline.

What happens after I submit my protest package?

After you submit your protest and evidence through the applicable official process, the appraisal district and Appraisal Review Board procedures govern what happens next.

The process may include an opportunity for informal resolution. If the protest is not resolved informally, it may proceed to a formal Appraisal Review Board hearing or other applicable next step.

APVM does not control the appraisal district or ARB process, determine the outcome, or confirm receipt on behalf of the government authority.

Protesting Without Appearing in Person

Can I protest my property appraisal without appearing in person?

Yes. Under Texas law, property owners may submit their evidence and arguments by written affidavit rather than appearing in person before the Appraisal Review Board (ARB). For this process, Texas Form 50-283, Property Owner's Affidavit of Evidence, is the official Comptroller form for offering evidence and/or argument by affidavit. The affidavit must be submitted to the applicable ARB before the board begins the hearing on your protest.

APVM does not fill out, notarize, submit, or file Form 50-283 for you, nor does APVM represent you or guarantee that your affidavit will be accepted. You remain responsible for completing the applicable form requirements, having the affidavit properly notarized, and submitting it according to the applicable ARB's procedures and deadlines.

What is Texas Form 50-283?

Form 50-283, Property Owner's Affidavit of Evidence, is published by the Texas Comptroller of Public Accounts. It supports providing evidence and/or argument in connection with an ARB protest, under the procedures described by the official form and applicable law. APVM does not reproduce, recreate, fill out, notarize, authenticate, file, or submit this form on your behalf.

Does Form 50-283 need to be notarized?

Yes. Form 50-283 is an affidavit, and it contains a sworn statement and notary section that must be properly completed.

IMPORTANT — NOTARIZATION REQUIRED

Do not overlook the notary section at the bottom of Form 50-283. Make sure the required signature and notary section are properly completed before submitting the affidavit. APVM does not provide notarization services -- you are responsible for having the affidavit properly notarized.

When must Form 50-283 and my evidence be submitted?

Your affidavit and evidence must reach the applicable Appraisal Review Board before your protest hearing begins, consistent with official Texas guidance. Deadlines, instructions, and evidence-submission requirements can vary -- always review your applicable ARB's current procedures rather than assuming a general date applies to your case.

Do I send Form 50-283 to the Texas Comptroller?

No. The Texas Comptroller publishes Form 50-283, but you should not file it with the Comptroller's office. Follow your applicable ARB's procedures for delivering your affidavit and evidence.

How does APVM help if I choose not to appear in person?

APVM can help you understand your property information, organize relevant evidence, prepare your property-tax protest package, understand applicable guidance, and identify applicable official submission information through Submission Navigator™. You remain responsible for completing any required affidavit, obtaining required notarization, and submitting the required materials to the appropriate authority.

Protest Package & Submission

What format is my APVM protest package?

APVM prepares applicable protest-package materials in an organized PDF format designed to make the homeowner's evidence easier to review, download, and use during the protest process.

The contents of a package depend on the applicable APVM workflow and available property and case information.

Because submission requirements can vary by jurisdiction, homeowners should follow the applicable official requirements identified for their case.

Does APVM upload my protest package to the appraisal district or county portal for me?

No.

APVM helps prepare and organize your applicable protest package and provides submission guidance through Submission Navigator™.

You remain in control. You access the applicable official submission destination and submit the required materials yourself.

APVM does not sign in to the government portal for you, file or upload the protest on your behalf, or represent that the government authority has received your submission.

What if my appraisal district does not offer an online submission route?

Submission Navigator™ identifies the applicable verified submission method and official destination available for the jurisdiction.

When an online route is not available, APVM provides the applicable verified alternative guidance rather than guessing at a filing method or destination.

The homeowner remains responsible for completing and delivering the submission according to the applicable authority's requirements.

Results & Homeowner Control

Does APVM guarantee that my appraised value or property taxes will be reduced?

No.

APVM is a homeowner-controlled property intelligence and self-service technology platform. It helps you understand property information, organize evidence, prepare applicable protest materials, and navigate applicable official processes.

APVM does not determine your property's appraised value, decide your protest, or guarantee a reduction in value or property taxes.

Those decisions remain with the applicable appraisal authorities and Appraisal Review Board.

Accounts / Data

Do I need an account?

Yes. An account lets APVM keep your property and case information organized and private to you.

Can I manage more than one property?

Your account is designed around your properties and cases — check your account for current property support.

Is my information private?

Your property and account information is kept private to your account and is never used to determine whether you qualify for anything beyond what you explicitly apply for.

Membership, Pricing & Renewals

How does my annual APVM membership and renewal work?

An annual APVM membership provides access for its applicable membership term.

For memberships enrolled in automatic renewal, APVM provides advance renewal information before the scheduled renewal and identifies the applicable renewal price and date.

You can disable future automatic renewal before the renewal charge is processed. Canceling future renewal does not immediately end an already-paid membership term; access continues through the applicable paid-through date.

Can I keep my promotional price when my membership renews?

If your APVM offer includes grandfathered promotional-rate protection, your eligible promotional renewal rate can remain protected while the qualifying membership remains continuously active.

If the membership is canceled and subsequently terminates, the grandfathered promotional rate is forfeited. A later enrollment would be subject to the offers and pricing available at that time.

What is APVM's cancellation and refund policy?

You may turn off future automatic renewal before the next renewal charge is processed. Your already-paid access generally continues through the applicable paid-through date.

For an eligible automatic annual renewal, APVM provides a 7-day post-renewal refund grace period when paid services for the renewed term have not been materially used.

For this policy, material use includes successful generation during the renewed paid term of a new APVM evidence/package deliverable. Activities such as signing in, viewing your dashboard or property information, using navigation guidance, or updating payment information do not by themselves constitute that package-generation material use.

Applicable Terms and membership conditions govern eligibility.

Founding Pilot

Who is the Founding Pilot for?

The Founding Pilot is a limited early-access program for the first 50 eligible homeowners (the "Founding 50") in Magnolia, Montgomery County, Texas.

Is the Founding Pilot free?

Founding Pilot participation is offered on the terms presented when you join — see the Founding Pilot page for current details.

Why is the pilot limited?

Keeping the pilot small lets APVM work closely with early homeowners and improve the product based on real feedback before wider availability.

What kind of feedback is helpful?

Anything about what was confusing, what worked well, and what you wished APVM explained better.
